Apopka covers two main ZIP codes, 32703 and 32712, and a lot of different kinds of property. There are older block homes off Main Street and Park Avenue, golf course homes in Errol Estate, newer subdivisions off SR 429, and well-and-septic lots out toward Zellwood, Plymouth and Kelly Park Road. I buy across all of it.

The town grew up on nurseries and farming, which is where the "Indoor Foliage Capital of the World" name comes from. You can still see that history in the big rural parcels, the old greenhouse lots and the houses that have been in one family for a long time. Those are a lot of the calls I get.

  • One walkthrough with Kyle, not a string of showings
  • Leave the furniture, the shed full of tools and the old pots

Where we buy in and around Apopka

Inside city limits and in the unincorporated areas around it, ZIP codes 32703 and 32712. Places I hear from a lot:

  • Downtown Apopka / Main Street
  • Errol Estate
  • Wekiwa Springs Road area
  • Rock Springs Road and Kelly Park area
  • Zellwood (nearby)
  • Plymouth (nearby)
  • Clarcona (nearby)
  • US 441 / Orange Blossom Trail corridor

If your street isn't listed and it's in Orange County, send the address anyway. Odds are I've been near it.

Older block homes near downtown

A lot of the houses close to downtown Apopka are older concrete block homes on decent-size lots. Many still have original cast iron or galvanized plumbing, older electrical panels, window units or tired central AC, and a roof that's on its second or third life. Those are the exact things that show up on a four-point inspection, and they're often why an insurance company won't write a new policy for a buyer. If that's what's stalling your sale, I can buy the house as it stands. You don't need to re-roof or replumb first.

Acreage, wells, septic and mobile homes on owned land

Head north toward Zellwood or west toward Plymouth and Clarcona and you'll find houses on well and septic, bigger parcels, barns, old nursery buildings and add-ons that may never have been permitted. That's normal out here. Tell me what the property runs on and what's been built over the years, and I'll look at all of it when I walk it.

I also buy mobile homes when you own the land under them. If the home sits on your own lot with no lot rent, it qualifies. If it's in a park where you pay lot rent, I'm not the right buyer.

Inherited homes and Orange County probate

Plenty of Apopka houses have been in one family for decades, so I talk with a lot of heirs. Some live out of state and can't keep flying in to mow, pay the power bill and deal with a house full of belongings. In most cases the estate has to go through probate before the house can be sold. Orange County probate cases are handled by the Clerk of Court at the Orange County Courthouse, 425 North Orange Avenue in downtown Orlando, part of Florida's Ninth Judicial Circuit. A probate attorney can tell you which type of administration fits your situation. My guide to selling an inherited house in Florida covers the basics. Once someone has authority to sell, I can buy the house with the contents still in it.

Newer subdivisions going up nearby

With new homes being built along SR 429 and the Wekiva Parkway, buyers shopping in Apopka can often pick a brand new house with a builder warranty. That makes it harder to sell an older home that needs a roof, a kitchen or a bathroom redone. A written as-is offer gives you a real number to hold up against what an agent thinks it would take to compete.

Rentals and tired landlords

If you own a rental in Apopka and you're done with it, I can make an offer with tenants still living there. Have the lease, the rent amount, the deposit and who lives there ready, and we can move quicker.

Roof, storm and insurance trouble

Hurricane season runs June 1 through November 30, and inland Orange County still gets wind damage and water coming in through older roofs. If your carrier dropped you, wants a new roof, or you have an open claim you'd rather not fight through, read selling a house with hurricane or roof damage. Thinking about an agent instead? Here's an honest look at cash buyer vs. listing with an agent.

How a sale to me goes in Apopka

  1. Send the address. Use the form, or call or text (407) 413-8331. Tell me what's wrong with the place. I'd rather hear it up front.
  2. I come out once. I walk the house myself, ask a few questions, and send you a written cash offer within 24 hours of seeing the home.
  3. You choose the closing date. If you say yes, a Florida title company does the title search, pays off the mortgage or liens, and sends you the rest at closing. Most closings take 30 days or less, subject to title work and the contract.

You can look up your parcel on the Orange County Property Appraiser site. If something on the record doesn't match the house, like an enclosed porch or a garage turned into a bedroom, just tell me.

Good to have, not required to start

  • Roof and AC age, plus any repair invoices you kept
  • Whether the home is on city water and sewer or well and septic
  • Mortgage payoff contact and any HOA contact
  • Lease and rent details if someone lives there
  • Letters of administration and a death certificate if you're selling for an estate

Questions Apopka sellers ask

Do you buy in Zellwood, Plymouth and Clarcona?

Yes. They're all right next to Apopka and inside the Orange County area I cover.

My house is on well and septic. Is that a problem?

No. Tell me what you know about the well and the septic, and I'll look at them when I walk the property. You don't have to replace anything first.

There's a mobile home on my land. Will you buy it?

If you own the land and there's no lot rent, yes. I don't buy mobile homes in parks.

Do I need to clean out the house?

No. Take what you want and leave the rest. That includes sheds, carports and outbuildings.

Are there fees or commissions?

No agent commission on a direct sale. I normally cover standard title-related closing costs, and the written offer lists exactly what's included.

Do I have to take the offer?

No. It's free and in writing. Put it next to a listing estimate and decide on your own time.
