Parts of Merritt Island I buy in
I buy across ZIP codes 32952 and 32953. Calls I get most often come from:
- North Merritt Island, north of SR 528
- The Courtenay Parkway corridor
- Around SR 520 and Merritt Square Mall
- South Tropical Trail
- Banana River Drive and the canal streets
- Sykes Creek and the Crisafulli Road area
If your street isn't on the list, it doesn't matter. Anywhere on the island, or anywhere else in Brevard County, send me the address.
Canal and waterfront homes
A canal home comes with its own list of things for the next owner to worry about: seawall condition, the dock and boat lift, flood zone, and whether water has ever come in the house. Those are the things that make a regular buyer's lender and insurance agent nervous. You don't have to fix the seawall, rebuild the dock, or pull up flooring before you call me. Just tell me what you know, and I'll see it for myself on the walkthrough.
Unincorporated means county permits
Merritt Island isn't a city, so permits and code enforcement go through Brevard County, not a city hall. A lot of island homes have a screened porch that got enclosed, a garage turned into a bedroom, or an addition from years back, and nobody is sure if it was permitted. That's common. Mention it up front and we'll deal with it as part of the sale. You don't have to go get an after-the-fact permit first.
Roofs, insurance, and storm damage
This is the big one right now. Plenty of island owners have gotten a non-renewal letter, or a quote they can't stomach, because of the roof's age. A buyer who needs a mortgage usually needs insurance too, and that often means a four-point inspection and a wind-mitigation report. An older roof, original electrical, or old plumbing can stop that deal before it starts. I pay cash, so there's no lender requiring any of that. If you have storm damage from a past hurricane season or an open insurance claim, we can still talk. Have the claim status and any adjuster estimate handy.
Situations I see on the island
Retirees ready to leave a canal home and its upkeep behind. Families selling a parent's block home that's been in the family since the space program brought them here. Landlords done with an older rental. Owners of a lot or acreage up on North Merritt Island who don't want to hold it anymore. Folks with a mobile home on their own lot, where there's no park and no lot rent.
How a sale with me works
- Tell me about the place. Use the form or call or text (407) 413-8331. The address, the condition, and your deadline are enough to start.
- I walk the house. I come out myself, look at it once, and send a written cash offer within 24 hours of seeing the home.
- You pick the closing date. If you say yes, Investor's Title LLC handles the title search, payoffs, and closing. Most of my closings take 30 days or less, on your date, subject to title work and the contract.
What the walkthrough is like
It's one visit, not a parade of showings. You don't need to clean, stage, or empty the closets. Leave the furniture, the boat trailer, the stuff in the garage. I'll look at the roof, the seawall if there is one, and anything you've told me about. After that, the written offer is what you get to think over. There's no pressure to sign anything on the spot, and if listing makes more sense for you, I'll say so.
Records, probate, and paperwork in Brevard
You can pull your parcel record from the Brevard County Property Appraiser. If the house doesn't match the record, like an enclosed porch or a converted garage, just tell me. Brevard probate cases go through the Clerk of Court and are heard at the Harry T. and Harriette V. Moore Justice Center in Viera, at 2825 Judge Fran Jamieson Way, Viera, FL 32940. If you've inherited a Merritt Island home, start with our guide to selling an inherited house in Florida, and talk with a probate attorney about which kind of administration fits your situation.
Hurricane season runs June 1 through November 30. If the roof or storm damage is what's holding you up, read selling a house with hurricane or roof damage. Still deciding whether to list? Read cash buyer vs. listing with an agent.

Merritt Island questions
Will you buy a canal home with seawall or dock problems?
Yes. Tell me what you know about the seawall, dock, and lift, and I'll look at it on the walkthrough. You don't repair anything first.
Is Merritt Island part of a city?
No. It's unincorporated Brevard County, so the county handles permits and code enforcement.
My insurance company dropped me over the roof. Can I still sell?
Yes. I pay cash, so there's no lender requiring a new policy or a four-point inspection before closing.
Are there fees or commissions?
No agent commission on a direct sale. We normally cover standard title-related closing costs, and the written offer spells out what's included.
Do you buy land on North Merritt Island?
Yes. Vacant lots and acreage, plus mobile homes on land the seller owns. Send the parcel address or ID.
Do I have to accept the offer?
No. It's free and there's no obligation. Put it next to a listing estimate and decide.
