Cocoa-area neighborhoods and ZIP codes
Most of the calls I get from this part of Brevard come from these areas:
- Cocoa Village and the riverfront (32922)
- Clearlake Road area (32922)
- Cocoa West
- Canaveral Groves (32926)
- Port St. John (32927)
- Sharpes (32959)
If your mailing address says Cocoa but you're out in the county, that's fine. Anywhere in Brevard, send me the address.
Older block homes and the insurance problem
A lot of Cocoa houses were built when cast iron drains, galvanized pipes and fuse boxes or old breaker panels were normal. Nothing wrong with that until you try to sell. A buyer using a mortgage needs homeowners insurance, and on an older Florida house the insurer usually wants a four-point inspection (roof, electrical, plumbing, HVAC) and often a wind mitigation report. An old roof or an out-of-date panel can mean no policy, which means no loan, which means the deal falls apart a week before closing.
Some owners are already there. They got a non-renewal letter, or they're on Citizens and can't find anything better, and they don't want to put a new roof on a house they're about to leave. I pay cash, so there's no lender on my side asking for an insurance policy before we can close. You tell me the roof is old, I see it on the walkthrough, and that's the end of it.
Close to the river: storm and flood damage
The streets near the lagoon, along Indian River Drive and around the village, sit low. Some properties in this area are in a FEMA flood zone, and a house that took water or lost shingles in a storm can be hard to sell the normal way. Maybe the insurance claim is still open, maybe it got denied, maybe you just don't want to deal with the contractor again.
I buy houses with tarps on the roof, ceiling stains, wet drywall that's been cut out, and claims that haven't been settled. Tell me where the claim stands and I'll work around it. There's more on this in selling a house with hurricane or roof damage.
Canaveral Groves, Port St. John and land
Canaveral Groves and Port St. John are unincorporated, so the rules and the paperwork are Brevard County's, not the City of Cocoa's. Out in the Groves especially, you'll find well water, septic systems, big pole barns, sheds nobody permitted and manufactured homes sitting on the owner's own land. Port St. John is mostly single-family homes off US-1, Fay Boulevard and Port St. John Parkway.
I buy mobile homes when you own the land under them. No lot rent, no parks. I also buy vacant lots and acreage. Before I come out, you can pull up your parcel on the Brevard County Property Appraiser site. If something on the property isn't on the record, like an enclosed porch or a second structure, just tell me. It's not a deal-breaker.
Inherited houses and probate in Brevard
Plenty of Cocoa homes have been in one family for decades, so I talk with a lot of heirs. Usually the house needs to go through probate before anyone can sign it over. Brevard County probate cases are filed with the Clerk of Court and heard at the Harry T. and Harriette V. Moore Justice Center in Viera. A Florida probate attorney can tell you if your situation calls for summary or formal administration.
You don't have to wait until it's all wrapped up to call me. I can walk the house, get you an offer in writing, and set the closing for after the court gives the personal representative authority to sell. Leave the furniture and the garage full of stuff. My guide to selling an inherited house in Florida covers the steps.
Rentals with tenants in them
If you've been renting out a house in Cocoa and you're done being a landlord, the tenant can stay put while we talk. Send me the lease, the rent, the deposit and whether the tenant wants to stay or go. Then we decide together if I buy with them in place or close after the lease is up.
How a sale to me works
- Send me the address. Use the form, or call or text (407) 413-8331. Tell me the condition and when you need to be done.
- I walk the house. One visit, with me, not a crew of strangers. You get a written cash offer within 24 hours of me seeing the home.
- Close at the title company. If you say yes, Investor's Title LLC handles the title search and payoffs. Most closings take 30 days or less on the date you pick, subject to title work and the contract.
Is selling as-is right for your house?
Not always. If your house has a newer roof and updated systems and you can wait, listing it may get you more. My offer will be lower than a fixed-up house sells for, because I'm taking on the repairs. It makes the most sense when the house needs work, can't get insured easily, or you need it done on a set date. Get my offer in writing and put it next to an agent's estimate. Here's the longer version: cash buyer vs. listing with an agent.
Good to have handy (not needed to start)
- Roof age, AC age and any repair invoices you've kept
- Any old four-point or wind mitigation report
- Mortgage payoff contact and HOA contact, if there is one
- Lease and rent details if it's rented
- Insurance claim number or adjuster estimate for storm damage
- Death certificate and letters of administration if you're selling for an estate

Questions Cocoa sellers ask
My insurance company dropped the house. Can you still buy it?
Yes. I pay cash, so I'm not waiting on a lender to approve an insurance policy. Tell me why it was dropped, like roof age or the electrical panel, and I'll see it on the walkthrough.
Do you buy mobile homes in Canaveral Groves or Port St. John?
Yes, as long as you own the land the home sits on. I don't buy homes in parks or on rented lots.
Do you buy vacant land around Cocoa?
Yes. Lots and acreage, including unincorporated parcels. Send me the parcel address or ID from the Property Appraiser site.
Can you buy a house with a tenant in it?
Often, yes. Send the lease and we'll work out timing that respects the tenant's rights under Florida law.
Are there fees or commissions?
There's no commission on a direct sale to me. I normally cover standard title-related closing costs, and the written offer lists which ones.
Do I have to take the offer?
No. It's free and you can say no. Plenty of people get my offer and an agent's opinion before they decide.
