Viera and Suntree neighborhoods and ZIP codes
Most of this area falls in ZIP 32940 with a Melbourne mailing address. Viera East, north of Wickham and closer to Rockledge, is mostly 32955. I hear from owners in:
- Viera East
- Central Viera
- Viera West and the newer villages
- Suntree
- Baytree
- Heritage Isle (55+)
Single-family block homes, golf-course homes, villas, townhomes, and condos all work. If your street isn't listed but it's in Brevard County, send me the address anyway.
What I see in Viera and Suntree houses
The calls from here are rarely about a wrecked house. They're usually about a decent house with a few expensive things coming due at once:
- The original roof or AC is near the end of its life
- Dated kitchens and baths in Suntree homes, or in Viera East homes that never got updated
- Pool equipment, screen enclosures, or lanais that need work
- A parent's home in a 55+ community that the family now has to sell from out of state
- A rental with tenants in place, or one that's been sitting empty
- Open HOA violations or fines that have to be cleared before closing
None of that has to be fixed before you sell to me. Tell me what you know about the house and I'll factor it in.
Roofs, insurance, and the four-point inspection
Since Florida's insurance market tightened, roof age matters more than it used to. Many carriers want a four-point inspection on older homes and a wind mitigation report for discounts, and some won't write a policy on an older roof at all. That's a problem for a buyer who needs a mortgage, because no insurance means no loan. I pay cash, so an old roof, a non-renewal letter, or a failed four-point doesn't stop the sale. If you have an open claim or storm damage, read selling a house with hurricane or roof damage first.
HOAs, CDDs, and the estoppel letter
Almost every home in Viera and Suntree has an association, and some have more than one layer, like a master HOA plus a neighborhood or condo association. Many Viera homes also pay a community development district assessment, which shows up on the property tax bill. At closing, the title company orders an estoppel letter from each association to confirm dues and any balance owed. Some communities, especially condos and 55+ neighborhoods, also need to approve the buyer. If you send me the association names early, I can plan the timeline around them.
My Suntree project
I renovated 720 Wing Foot Lane in Suntree, a four-bedroom home. The before and after photos are on the projects page, and you can drive past it. I also finished 914 Waialae Circle NE in Palm Bay.
Inherited homes and probate in Viera
If you're handling an estate, the court is right here. Brevard County probate is filed with the Clerk of Court and heard at the Harry T. and Harriette V. Moore Justice Center, 2825 Judge Fran Jamieson Way in Viera, next to the county government center. A probate attorney can tell you which type of administration fits and when you're allowed to sell. I can wait on the court and set the closing for after approval. The house can stay full of furniture. Start with our guide to selling an inherited house in Florida.
To check the parcel and what the county has on record, look it up on the Brevard County Property Appraiser site. Tell me if the house is different from the record, like an enclosed lanai or a converted garage.
How a sale to me works here
- Send the address. Use the form, or call or text (407) 413-8331. Mention the HOA, tenants, or anything else that complicates things.
- I walk the house. One visit at a time that works for you. You get a written cash offer within 24 hours of me seeing the home.
- Close on your date. If you accept, a Florida title company handles the title search, the estoppel letters, and the payoffs. Most closings take 30 days or less, subject to title work and the contract.
Thinking about listing instead? Read cash buyer vs. listing with an agent and compare both before you decide.

Questions Viera and Suntree sellers ask
Do you buy in 55+ communities like Heritage Isle?
Often, yes. Send me the address and whatever you know about the community's resale or buyer approval rules, and I'll tell you whether it fits.
Will the CDD assessment affect my sale?
It's part of the tax bill, so the title company handles it at closing along with the regular property taxes. You don't need to do anything special.
My insurance company dropped me because of the roof. Can I still sell?
Yes. I pay cash, so I don't need a lender or an insurance binder to buy. Tell me about the roof and any letters you've received.
Do I have to make repairs or clean out the house?
No. Sell it as it is and leave behind whatever you don't want.
Are there fees or commissions?
No commission on a direct sale. I normally cover the standard title-related closing costs, and the written offer lists exactly what's included.
Do I have to take your offer?
No. It's free and in writing. Take your time and compare it with listing.
