Titusville areas and ZIP codes I buy in
Titusville is ZIP codes 32780 and 32796. Mims, just north, is 32754. I buy all over that stretch, including:
- Downtown and the streets off Washington Avenue (US-1)
- Riverfront and river-view homes along the Indian River Lagoon
- Whispering Hills
- Neighborhoods off Garden Street and Cheney Highway
- The south end of town toward Port St. John
- Mims and the rural lots north of town
If your street isn't on the list but it's in Brevard County, send me the address anyway.
What Titusville houses usually need
Most of the older homes here are concrete block on a slab. They hold up well, but after six decades the same things keep showing up: original roofs or roofs that are close to the end, jalousie or single-pane windows, old electrical panels, cast iron drain lines under the slab, and an AC unit that's been patched more than once. A lot of houses also have a Florida room, a garage conversion or an enclosed porch that went in years ago and may never have been permitted.
None of that has to be fixed before you sell to me. Tell me what you know, show me what you don't know, and I'll write the offer around the house as it sits today.
Insurance trouble and storm wear
This is the call I get most on the Space Coast lately. An insurer drops the policy, or won't renew because of roof age, or the four-point inspection flags the panel or the plumbing. Without a policy, a buyer who's using a loan usually can't close. Some riverfront and low-lying lots also sit in flood zones, which adds flood insurance to a financed buyer's list.
I pay cash, so there's no lender requiring a new policy before closing. If you have roof damage, a tarp that's been up since the last storm, or an open insurance claim, read selling a house with hurricane or roof damage and then give me a call. Hurricane season runs June 1 through November 30, and a lot of owners would rather not carry an empty house with a bad roof through another one.
Inherited a house here and live somewhere else?
Plenty of Titusville homes were bought by someone who worked at the Cape and stayed for good. Now the kids live in another state and the house is sitting with the power still on. You don't have to fly down for showings. You can give me a key or a lockbox code, or have a neighbor let me in, and I'll walk it and send you photos along with the written offer. The title company can usually handle signing by mail or through a mobile notary, depending on what they require.
Brevard's Clerk of Court has offices at 400 South Street in Titusville, but probate hearings happen at the Harry T. and Harriette V. Moore Justice Center, 2825 Judge Fran Jamieson Way, Viera, FL 32940. Whoever has authority to sell needs to be sorted out before closing, and a Florida probate attorney is the right person for that. My guide to selling an inherited house in Florida covers the basics. You can also look up the parcel on the Brevard County Property Appraiser site and let me know if the house doesn't match the record.
Mobile homes and land in Mims and north Brevard
If you own the mobile home and the land under it, I'll look at it. No lot rent, no parks. Same for vacant land, including inherited lots you've never seen in person. Send me the parcel number or address and I'll take a look.
Why people around here sell
Retirees moving closer to family. A job change at the Cape. A rental where the tenant is moving out and the owner doesn't want to redo it for the next one. A house that's been empty since a parent passed. A seller who already moved into a new place and is paying two of everything.
How a Titusville sale works with me
- Send the address. Use the form or call or text (407) 413-8331. Tell me the condition and when you need to be out.
- I walk the house. I come out myself, or do a video walkthrough if you're out of town. You get a written cash offer within 24 hours of seeing the home.
- Close when it suits you. If you say yes, a Florida title company handles the title search, payoffs and closing. Most close in 30 days or less on your date, subject to title work.
Weighing an agent instead? Read cash buyer vs. listing with an agent and compare honestly.

Questions Titusville sellers ask
Do you buy in Mims?
Yes. Mims and the rural parts of north Brevard are part of my area, including mobile homes on land the seller owns.
My insurance got dropped. Can I still sell?
Yes. I pay cash, so there's no lender requiring a new policy before closing. Tell me what the insurer or the inspector flagged.
I live out of state. Can I still sell to you?
Yes. Tell me how to get into the house and who has authority to sign, and I'll work out the rest with the title company.
Does an unpermitted Florida room or garage conversion kill the deal?
No. Tell me what was added and roughly when. I buy the house as it sits.
Are there fees or commissions?
No commission on a direct sale. I normally cover standard title-related closing costs, and the written offer spells out what's included.
Do I have to accept the offer?
No. It's free and you're under no obligation. Get a listing estimate too and pick what works for you.
