Ocoee is really three towns in one. There are the older houses around downtown, Bluford Avenue and Starke Lake. There are the neighborhoods off Clarke Road and around West Oaks Mall that have a few decades on them now. And there are the brand-new subdivisions out toward SR 429. If you own one of the older ones, you're up against new construction with new roofs and builder warranties. I buy it as it is, so you don't have to fix it up to compete.

I buy houses, mobile homes on land the owner holds (no lot rent, no parks), and vacant land in Ocoee and the rest of West Orange. I normally cover the standard title-related closing costs, and the written offer lists exactly which ones.

  • No commission when you sell directly to me
  • Leave it as-is: no repairs, no cleanout, no open houses
  • You set the closing date, subject to title work

Where I buy in Ocoee

Ocoee is ZIP 34761. Some homes near the city edges carry an Orlando or Winter Garden mailing address, and that's fine. Here's where most of my Ocoee calls come from:

  • Downtown Ocoee, Bluford Avenue and Starke Lake
  • Clarke Road and the West Oaks Mall area off West Colonial Drive
  • Lake Olympia
  • Prairie Lake area
  • Clarcona-Ocoee Road and Silver Star Road
  • Maguire Road and the newer subdivisions near SR 429

Not on the list? If the house is anywhere in Orange County, send me the address.

Older roof, older AC, and an insurance problem

A lot of Ocoee houses outside the new subdivisions are at the age where the roof, the AC and the water heater all come due around the same time. That matters more in Florida than most places. A buyer's insurance company will usually want a four-point inspection on an older home, and a roof near the end of its life can mean no policy, which means no loan, which means no sale. Maybe your own carrier already sent a non-renewal letter. I don't need financing or a new policy to close, so the roof doesn't have to be replaced first. Tell me what you know about it, and if you have a wind mitigation report or old invoices, send those too.

HOAs and estoppel letters

Plenty of Ocoee neighborhoods have an HOA. Before closing, the title company orders an estoppel certificate from the association, which shows any dues or fees owed. If you're behind or have an open violation letter, tell me the association name up front. Those balances usually get paid out of the sale at closing, not out of your pocket beforehand.

Rentals and tenants

Between the mall area, the Clarke Road neighborhoods and the newer subdivisions, Ocoee has a lot of single-family rentals. If you're a landlord who's done, I can make an offer with the tenant still living there. Have the lease, the monthly rent, the deposit amount and the move-out situation ready, and we can talk timing.

Inherited houses and Orange County probate

If a parent or relative left you a house in Ocoee, it usually has to go through probate before it can be sold. In Orange County that runs through the Clerk's probate division at the courthouse at 425 North Orange Avenue in downtown Orlando, part of Florida's Ninth Judicial Circuit. A probate attorney can tell you which type of administration fits. My guide to selling an inherited house in Florida covers ownership and what to do with the belongings. You don't have to empty the place for me.

You can pull up the parcel on the Orange County Property Appraiser site. If the house doesn't match the record, like a garage that became a bedroom or a porch that got enclosed without a permit, just tell me. I still buy it.

Storm damage and open claims

Ocoee is inland, but wind still finds roofs and water still finds ceilings. Hurricane season runs June 1 through November 30. If you've got a tarp on the roof, a stained ceiling, or a claim that's dragging on, read selling a house with hurricane or roof damage. If you're leaning toward an agent, read cash buyer vs. listing with an agent first so you know what each route costs you.

How selling your Ocoee house to me works

  1. Send the address. Use the form, or call or text (407) 413-8331. A few details about the condition and your timing is all I need to start.
  2. I walk the house. One visit, me in person. You get a written cash offer within 24 hours of seeing the home. Take it, ignore it, or compare it to a listing.
  3. Close on your date. If you say yes, a Florida title company does the title search, pays off the mortgage and any liens, and sends you the rest. Most closings take 30 days or less, subject to title and the contract.

Helpful to have, not required

  • Roof and AC age, plus any repair invoices
  • Four-point or wind mitigation report, if you have one
  • Mortgage payoff contact and HOA contact
  • Lease and rent details for a rental
  • Claim number or adjuster estimate for storm damage
  • Death certificate and letters of administration for an estate sale

Questions Ocoee sellers ask

Will you buy my Ocoee rental with the tenant still in it?

Often, yes. Send me the lease terms and we'll figure out a closing date that works around the tenant.

I'm behind on HOA dues. Can I still sell?

Yes. The estoppel certificate shows what's owed, and it's normally paid from the sale proceeds at closing.

Do I need to fix anything first?

No. Roof, AC, plumbing, a house full of furniture. Tell me what you know and leave the rest to me.

Are there fees or commissions?

No commission on a direct sale, since no agent is involved. I normally cover the standard title-related closing costs, and the written offer spells out which ones.

Will the price drop after you've seen it?

I write the offer after I've walked the house, so there shouldn't be surprises. If something serious and hidden turns up later, like a foundation problem, I'll tell you face to face and you can walk away.

Do I have to take the offer?

No. It's free and you're under no obligation. Put it next to a listing estimate and decide.
