Where I buy in and around Maitland
Most of Maitland is ZIP code 32751. I buy houses, mobile homes on land the seller owns, and land across the city and right next to it, including:
- Lake Lily and downtown, off US 17-92
- Dommerich
- Homes around Lake Maitland
- Lake Sybelia
- Lake Minnehaha area
- Near Maitland Boulevard and Maitland Center
- Eatonville, next door
Not sure if your street counts as Maitland, Winter Park or Eatonville? Doesn't matter to me. If it's in Orange County, send the address.
What older Maitland houses tend to need
When I walk a mid-century Maitland ranch, I usually find some mix of the same things. Cast iron drain lines under the slab. An electrical panel that's never been replaced. Jalousie windows in a Florida room. Terrazzo hiding under carpet. A carport or garage that got closed in to make another bedroom, sometimes with a permit, sometimes without. None of that stops me from buying. Just tell me what you know and I'll see the rest on the walkthrough.
When the roof or insurance is the real problem
A lot of Florida insurers want a four-point inspection on an older home before they'll write a policy, and an old roof or panel can get a house turned down or non-renewed. That hits sellers twice: your own coverage gets harder to keep, and a buyer using a mortgage has to be able to insure the house before the loan closes. I pay cash, so there's no lender waiting on an insurance binder. If you've got an open claim or storm damage that never got fixed, tell me about it up front.
Lakefront homes
Maitland has a lot of water. If your house sits on Lake Maitland, Lake Sybelia, Lake Minnehaha or one of the smaller lakes, let me know about the dock, any seawall, whether it's in a flood zone, and if you have an elevation certificate or flood policy. Waterfront lots come with their own questions, and I'd rather hear them early.
Long-time owners, estates and downsizing
Many of the calls I get from Maitland are from grown kids handling a parent's house, or from owners who raised a family there and are ready for something smaller or closer to the grandkids. Estates in Orange County go through probate at the courthouse at 425 North Orange Avenue in downtown Orlando, part of Florida's Ninth Judicial Circuit. I'm not an attorney and I don't give legal advice, but I can work around your probate attorney's timeline and leave you room to take what you want out of the house first.
How a sale to me works
- Send the address. Use the form, or call or text (407) 413-8331. Tell me the condition and when you need to be done.
- I walk the house. One visit, at a time that works for you. Then you get a written cash offer within 24 hours of me seeing the home.
- Close when you're ready. If you say yes, Investor's Title LLC handles the title search, payoffs and closing. Most closings take 30 days or less on the date you pick, subject to title work and the contract.
Records, permits and paperwork
You can pull up your parcel on the Orange County Property Appraiser site. Older Maitland homes often don't match the record exactly, like a back porch that's now a den or an addition that never made it onto the card. Mention anything like that, plus any open permits or code issues. It's normal for a house this age, and it's better we talk about it before closing than at it.
Selling a parent's house? Start with our guide to selling an inherited house in Florida, and talk to a probate attorney about which kind of administration fits. If wind or water got to the roof, read selling a house with hurricane or roof damage. Thinking about listing instead? Here's the straight version of cash buyer vs. listing with an agent.
Helpful to have, not required to start
- Roof and AC age, plus any receipts for recent work
- Your mortgage company and any HOA or condo association contact
- Lease, rent and deposit details if someone's renting it
- Insurance claim paperwork or an adjuster's estimate if there's storm damage
- Death certificate and letters of administration if you're selling for an estate

Questions Maitland sellers ask
Do you buy in Eatonville too?
Yes. Eatonville sits right next to Maitland and it's part of my Orange County area.
Will you buy a house on one of the lakes?
Yes. Tell me about the lot, the dock or seawall if there is one, any flood zone info, and the condition of the house.
The garage was enclosed without a permit. Is that a problem?
Not for me. A lot of older Maitland homes have work like that. Tell me what was done and I'll factor it in.
Do I have to fix anything first?
No. You sell it in its current condition. Leave behind whatever you don't want to take.
Are there fees or commissions?
No agent commission on a direct sale with no agent representing you. I normally cover standard title-related closing costs, and the written offer lists exactly what's covered.
Do I have to take the offer?
No. It's free and in writing. Put it next to a listing estimate and decide on your own time.
