Where in Winter Park I buy
I buy houses, mobile homes on land the seller owns, and land all over the Winter Park area, including:
- Park Avenue and downtown (32789)
- Hannibal Square and the west side
- Around Rollins College and Lake Virginia
- Windsong and the Lake Maitland side
- Aloma Avenue and east Winter Park (32792)
- Streets off Lakemont, Fairbanks, and Lee Road
A Winter Park mailing address doesn't always mean Winter Park city limits. Some 32792 homes are in unincorporated Orange County, and part of 32792 crosses into Seminole County. That's fine. I buy in both counties. Just send the address.
The houses I see most here
East of downtown, a lot of Winter Park is older concrete block ranches. Many still have original cast iron or galvanized plumbing, an old electrical panel, or a roof near the end of its life. Those are exactly the items a four-point inspection picks up, and they're why some owners get a non-renewal letter from their insurance company or can't get a buyer's insurer to write a policy.
Closer to the lakes you see different problems: an aging seawall or dock, a flood zone that makes a buyer's insurance expensive, or a home built in stages over the years with work that never got permitted. Then there are the trees. After storms like Irma, plenty of Winter Park owners dealt with big limbs on the roof and a claim that dragged on. If the house has any of this going on, tell me. None of it stops me from making an offer, and you don't fix a thing first.
Historic homes and tree rules
Winter Park has a historic preservation program, and the city requires permits before removing many trees. That limits what a new owner can change, and some buyers walk away once they find out. If your home is designated historic, sits in a historic district, or has large protected trees, let me know up front. I'd rather know on the first call than find out at the walkthrough.
Inherited houses and long-time owners
A lot of Winter Park homes have been in one family for decades. When a parent passes, the kids often live out of state and the house still has 40 years of belongings in it. If the estate is opened in Orange County, probate runs through the Orange County Clerk of Courts at the courthouse at 425 North Orange Avenue in Orlando, part of Florida's Ninth Judicial Circuit. I work on your probate attorney's timeline and buy the house with the contents still inside. Read our guide to selling an inherited house in Florida to see what usually comes first.
I also hear from owners downsizing out of the family home into a condo or a retirement community who don't want to spend six months fixing it up and keeping it showing-ready.
How selling your Winter Park house to me works
- Send the address. Use the form or call or text (407) 413-8331. Tell me the condition and when you need to be out.
- I walk the house. One visit, at a time that works for you. You get a written cash offer within 24 hours of seeing the home.
- Close on your date. If you say yes, a Florida title company handles the title search, the payoffs, and the closing. Most closings take 30 days or less, subject to title work and the contract.
Records and paperwork
You can pull up your parcel on the Orange County Property Appraiser site. If the house doesn't match the record, like an enclosed porch, a garage turned into a bedroom, or an addition the county never picked up, mention it. That kind of thing comes out at closing anyway, and it's easier to deal with early.
Hurricane season runs June 1 through November 30. If you're sitting on roof damage or an open insurance claim, see selling a house with hurricane or roof damage. Thinking about listing instead? Read cash buyer vs. listing with an agent and compare honestly.
What to have handy (not required to start)
- Roof and AC age, plus any repair invoices you've kept
- Any four-point or wind mitigation report, or an insurance non-renewal letter
- Mortgage payoff contact and any HOA contact
- Lease and rent details if someone is renting the home
- Death certificate and letters of administration if you're selling for an estate

Questions Winter Park sellers ask
Do you buy higher-priced homes in Winter Park?
Yes, if it makes sense for both of us. Send me the address and tell me what the house needs. If listing it would get you more, I'll tell you that.
My house is on a lake. Does that change anything?
Not the process. Tell me about the seawall, the dock, and whether the home is in a flood zone, and I'll look at all of it on the walkthrough.
My address says Winter Park but I'm in Seminole County. Do you still buy?
Yes. I buy in Seminole County too, including the part of 32792 that crosses the county line.
Can I avoid open houses and showings?
Yes. It's one walkthrough with me. No sign in the yard, no strangers walking through on a Sunday.
Do I have to fix or clean anything?
No. Sell it in the condition it's in. Tell me what you know about the house and leave behind whatever you don't want.
Are there fees, and do I have to accept?
There's no agent commission when no agent represents you in a direct sale, and the written offer spells out which closing costs we cover. The offer is free and you're under no obligation to take it.
